What is EICR?
EICR stands for electrical installation condition report. An EICR report is provided as a result of a property inspection, and the report identifies any issues including damage and defects to electrical wiring and the electrical system as well as deterioration in components and any other dangers that might arise as a result of the current electrical installation.
What are the changes to Residential EICRs?

Effective from 1st June 2020, all private landlords must have the electrical installation in their rental properties checked by a qualified electrician to ensure they’re safe and that they comply with the latest EICR regulations.
- All inspections and tests must be done prior to any new tenancy
- All existing tenancies must also have been completed already
- Checks must also be completed on a 5-year basis
- Inspection reports must be provided to new and existing tenants

What needs to be inspected for a residential EICR?
